Définition

The cost-of-construction index measures trends each quarter in the prices of new buildings for mainly residential use. It concerns the price inclusive of VAT paid by owners to construction companies. It excludes prices and costs relating to the land (site preparation, special foundations...) and any fees, developer costs and financial costs, and does not cover maintenance and improvement operations.

Remarque

It is used in national accounts to estimate the sharing volume-price in the construction. It was used before the law 2014-626 of August 18th, 2014 in the regulations concerning commercial leases.

According to the Law 2014-626 of June 18th, 2014 (article 9) which modifies it, and the article L145-34 of the commercial law by resulting, two indicators can be used for the revision of the professional leases: the commercial rents index and the tertiary activities rent index.
